On right edge of this picture notice the dirt trench dug between 920 and the house on the right for the repaired water line.

Replacement grass was never placed over the trench.

Replacement grass was just tossed to the neighbors side and left unfinished as of 10/14/2022.  The next door neighbor Mr. Steven Bragg (678 788-3599) wants your team to finish their work and put all things back in order.

The electric work on the side of the house does not look finished with cut grounded wires sticking out of the ground. This needs to be inspected by your electrician.

Also, Mr. Bragg had notified the past owner that the big pine tree on the 920 backyard property was growing on his property, damaging the fence and needed to be remove and fence fixed.  The past owner sold to Sparrow without fixing anything and was aware there was a problem that had to be corrected.Just to let you know the fence is falling apart currently, as you can see in these pictures.

You can see the nails are pulling out from the wood and will start falling apart soon.

Please advise me what you plan to do with the above items.

Thanks,
Ray Zukowski

History & Usage - Our experience with Georgia Power

Raymond & Kathryn Zukowski 920 Santa Anita Dr. Woodstock GA 30189

The weekend of October 14th, 2022 my wife and I moved into a 3 Bedroom rental house own by Sparrow Properties at 920 Santa Anita Dr. Woodstock, GA 30189.

On Monday the 17th my wife called Georgia Power to setup our new account.  During the sign up process we were told the past renters of 920 had monthly usage well over $300.  The GP agent recommended we sign up for their fixed monthly rate plan to average out the yearly billing.  We only agreed to a $250.51 monthly payment.

Over the first four months we paid a total of $1,082.14 and only consumed a total of 1,769 kWh  ($361.53).

It was not until I had the opportunity to meet our next door neighbors on both sides, with the same size houses that I questioned them with what they were paying Georgia Power yearly.  Both neighbors showed us their GP bills and they were much lower than $3,600.

When I called and questioned Georgia Power at the end of February 2023 they said our electric bills would be much higher in the summer but I decided to cancel their plan because I could not believe they could legally keep my money for no electricity used.

Now that we have completed a full year at the 920 Santa Anita property I have billing proof that none of our GP bills exceeded their $300 estimate.  April $47.52, May $48.31, June $68.86, July $95.48, Aug $122.36, Sept $100.44, Oct $58.49.

Had we listened to their customer sales person's advice we would have paid them over $3,600 for the first year. Our total 12 month electricity bill was only $889.81.  They greatly miscalculated (or do they intentionally scare new customers this way?)
Today their GP Supervisor Yolanda said we had a choice of three payment options and now had to live with our wrong choice... SORRY!

Could I be the very first customer to complain about their SALES training technique?
