Latest Building 25 Information:

 


March 15,2022

We will be voting, early next week,  by email,  yes or no to approve painting the building walkways, stairwells, laundry rooms and main trash rooms as well as changing the color.  This was a point of discussion at yesterday's Condo Rep meeting.  Voting by email is legal, but we must follow the mandated proxy ballot form.  I met with Brianna in the office this morning and she will be preparing the document which should be on my computer no later than next Monday. We will have a special condo meeting on April 8th at 2:00pm, at which time the vote totals will be officially accepted by a representative of the Board.

Jorge, our new maintenance director, is actively seeking formal bids for refurbishment of our elevator.  We want the following questions answered:
Cost of complete refurbishment
How long will this extend the life of the elevator
How long will the elevator be inoperative during the refurbishment

Cost of replacing the elevator
How long will the elevator be inoperative during the replacement

Mark it down,✏  two weeks from yesterday, on Tuesday, March 1st we will be doing a Taco Bar at Patio Tuesday.  Watch the bulletin board for sign up !   ðŸŒ®

CPR CLASS:  When I reached Amy Bellin of the South Trails Fire Department to schedule a CPR class for interested Building residents, I was informed that our Lifestyles Department already has two dates on the calendar.  CPR classes will be held on Wednesday, March 9th or Tuesday, March 29 from 2:30 - 4:00pm.

Classes will be held in the Activity room and will cover CPR with and without rescue breathing as well as use of an AED.  Each participant will have their own personal dummy. (insert joke here).  It is only necessary to attend one of the sessions. 

Please register with the Lifestyle office.  Classes are limited to a maximum of 15 people.  

It would be great to have a number of people from Building 25 who have been recently updated on these possibly life saving CPR skills.

If you are not aware, Building 25 has its own AED on site. It is located next to the large bulletin board on the first floor.

Tom Craig, blues musician extraordinaire, son of our own Roseann Craig, WILL BE performing tomorrow afternoon, Tuesday, in the patio during Patio Time.

Weather is predicted to be warmer, hope to see you there.

The Grill on the patio has been repaired and is fully functional.

As of Saturday morning the grill on our patio is not working.  

The grill by the pool next to the bathrooms is still available.  If you have never used this grill, there is a valve in the rear of the grill near the ground.

We will try to address this issue on Monday.

ANNUAL MEETING:  WED. MARCH 2, 2022    10:00am  in the AUDITORIUM

1.  Residents should receive their ballot packets by the end of the day, Sunday.  Non-resident owner's packets were mailed out on Thursday, February 10th.

2.  Ballots are due back prior to the start of the annual meeting on March 2nd.  You can drop them off in the collection box in the main office during normal office hours.  If you wish you may drop the ballots off with me in Condo 216. 

3.  We have four seats on the Board up for election.  You may vote for up to 4 candidates.  One vote per candidate!

4.  IMPORTANT:  It is very important that you return the green LIMITED PROXY CONDOMINIUM NO.25 form in envelope #3.   It is not necessary to fill out the bottom portion  (SUBSTITUTION OF PROXYHOLDER} of the form.  If you have questions about this form or the packaging of the forms in the various envelopes, please contact me.

NEXT CONDO MEETING:  Wednesday, March 25, 4:00pm in the Auditorium

BUILDING 25 GOLF OUTING / DINNER:  Our annual building golf outing is scheduled for Sunday March 27th.  We have a 2:00pm tee time on the front 9.  Dinner will follow.  This is a fun 9 hole event for golfers and non-golfers alike.  If you choose, you may golf only with no dinner , or join us for dinner  only.

Winter Party:  Contrary to some calendar listings, we do not have a winter party scheduled later this month. This event was taken off the calendar over a year ago; no idea why it is still showing up


Attention:

TO ALL
RESIDENTS AND RENTERS OF CONDO 25:

This is to advise everyone that recently we have had people not closing the storage room and trash room doors when exiting.  Please do so.  We want to avoid any bugs or critters taking up residency.

Also, another reminder, do NOT put your unused/unwanted household items in any of the trash rooms on each floor.  Per the Rules and Regulations you MUST take them to the maintenance department or give them to charity.  This includes unused coolers, small furniture, household goods, etc.  We ask that you please not do this so as to keep the trash rooms free of clutter.

February 7, 2022

1.  Tom Craig, renowned  blues musician, ðŸŽ¸ son of our own Roseann Craig,  will make a return engagement to building 25.  He will be performing Tuesday,  2/8 in the  Patio at 4:30pm.

2.  There will be no Condo meeting this Wednesday.

3.  Please see the attachment for more heart pounding building 25 updates.

1. BUSHES/TRELLIS: Response to the question of what to do was about 60/40 in favor of some sort of bushes. Met with Bruce this morning and he will put together some ideas.
He understands we are not interested in bushes with thorns. We will ultimately trust his professional judgement.

2. GRAVEL: Fresh gravel has been spread around the patio for less than the agreed upon $350 max. A rain storm or two will clean off the new stone.

3. POWER WASHING: I met with Sven in Contracts. He will be contacting Hein Brothers painting to arrange for the power washing of the building
.
4. PAINTING WALKWAYS: We have one price of approximately $21,000. Due to the amount, it is
necessary to now go through a formal bid process. Sven is also pursuing this. If you have the opportunity, take a look at the walkway color in building 4. Ultimately this project will require a
formal proxy vote of all members of the building including non-resident owners. Any change in color of the walkways will also be part of this vote.

5. ELEVATOR REHAB: We have received a quote from TK Elevator, our current contractor. Their price for a total modernization rehab is $56,876. This should extend the life of the elevator for another 20-25 years minimum. Again, because of the price range, this will require a full formal bid process. Remember that by recent Florida Statutes, we will be required to install a new safety door locking mechanism by the end of 2023 at a cost of almost $10,000. If we do the
modernization rehab this will included in the project.

I recommend that we put the bidding process off until fall with the intention to do the work in the winter/spring of 2023. By January of 2023 we should have a cash reserve, after painting and
power washing, of, conservatively, approximately $175,000.

We will discuss at our next Condo Meeting.

Florida Statute 718 (Florida Condo Law) Specifically, section 718.112(f)(2a) Which addresses Condo Reserve Fund requirements

In addition to annual operating expenses the budget must include reserve accounts for capital expenditures and deferred maintenance. These accounts must include, but are not limited to, roof replacement, building painting, and pavement resurfacing….

The Association may adjust replacement reserve assessments annually….

This subsection does not apply to an adopted budget in which the members of an association have determined, by a majority vote at a duly called meeting of the association to provide no
reserves or less reserves than required by this subsection.

In short, this statute mandates that Associations must be fully funded for anticipated capital expenditures. Unless reducing the level of funding is approved by a majority vote at a duly called meeting, we remain fully funded. If no action is taken, we remain fully funded.

Community Equipment:
Should you ever need them we have a set of community jumper cables located in the cage in the fourth floor trash room.  



Yellow cables and orange extension cords.

If you are not sure how to use them, ask somebody from Wisconsin or Minnesota.  The cabinet door may have a lock on it, but is normally not locked.

In addition we have a community battery charger and sufficient extension cords, also located in the fourth floor storeroom cage.


Condo Meeting:

The much anticipated condo meeting is Thursday March 9th, 4:00pm in the Auditorium.

We have received from the accounting department our Monthly Assessment figures for the 2022-2023 budget cycle. These assessments will go into effect April 1st.
